Should You Hold An Open House?

Really, you could spend your entire weekend waiting for prospective tenants or buyers to show up only to be greeted by curious neighbors. However, an open house can be very helpful, not only in showing your property to those interested, but getting helpful information about the market, and what exactly buyers are looking for.

With the explosion of the internet, many sellers are turning to it to sell their homes. They can place video tours and pictures of the home on the internet and can reach a much larger audience. Yes, most consumers are using the internet when searching for their new homes. However, a tour of the home in person is almost always needed to make the final decision and clinch the sale.

Open houses seem to be happening less often then they use to. A lot can depend on the location of the house, and the trends of open houses in that area. If your marketing is done well enough, you may have quite a bit of traffic on the day of your open house, or you may end up with just a couple of curious onlookers looking for decorating ideas. There is certainly a lot of preparation necessary to hold an open house. Some feel that it isn’t worth the work and effort. Others feel that an open house is a great opportunity to meet with potential buyers and it gives them an opportunity to highlight the homes features.

If you do make the decision to hold an open house, be sure the property is in good condition. The house should be thoroughly cleaned and remove as much personal property as possible. You will want the potential buyers to imagine their belongings in the home. Take the time before hand to prepare the property for the open house. You will want to freshen up the paint, make sure any repairs to the property are completed, and that the property is clean and tidy.

Hold the open house on a weekend afternoon. Be sure to advertise online and in the local newspaper as well as placing signs on the property and throughout the neighborhood directing them to the property. If you have received any inquiries on the home, you will want to extend an invitation to attend the open house.

Open houses are still a very good tool in selling your home. With enough preparation and marketing, chances of a successful open house are greatly improved. You just may end up with the buyer of your home walking through the door at your open house.
