Hosting a Successful Open House - 12/28/09
Whenever a house is put up for sale it is necessary to hold an open house so that prospective buyers have the opportunity to come by and see if they like the home or not and if you are selling your own home then it is you that has to play host. Having a successful open house can mean the difference between you getting many call backs and thus many bids on your home or you getting nothing out of your open house day.

While there are many ways to host an open house there are several things you should always do in order to ensure that your open house is a successful one such as:

• Alert the Police: It is a good idea to tell the local authorities when your open house will be. Many times the police will send a cruiser by a time or two just to ensure that everything is going smoothly.
• Alert the Neighbors: It is also wise to let your neighbors know that you will be hosting an open house event. This will give them an opportunity to block off their yard or their driveway if they so choose to.
• Advertise: Be sure to pout your upcoming open house in the local paper and any other real estate forum that is in your area. The more people that know, the better.
• Give Clear Directions: When it is the day of your open house you should be sure that you have put out plenty of signs directing the traffic to your house. Remember, your home may be easy for you to find, but not so easy for someone who has never been there before.
• Have Refreshments and Info: It is a good idea to have a reception area set up where potential buyers can have a drink and a quick snack if they want to. This can be done on any table and it is also a good idea to have information with the price and details of your home on the table as well. If you have business cards, place those out too.
• Don’t be Pushy: Nothing will drive away potential buyers like a pushy person. Be courteous when they arrive and greet them but then let them look around for themselves. If they have questions they will ask you.
• Stick to your Times: If you advertise that you will be showing the home from noon to 3 pm then stick to that time. Otherwise you may find yourself showing the home all day and night to stragglers. You can always make an appointment with them to come back at a later date.

Above all else avoid telling arrivals why you think the home is so great. Let them look around and find their own things about the home to fall in love with. Just be attentive and be sure that people know about your open hose and how to get to it and it should go off without any major hiccups and leave you at the end of the day with many different leads.
