Writing a Knockout Real Estate Listing - 01/11/10
Selling you home without the assistance of a real estate agent is a great way to save yourself some money, but in order to sell your home fast you have to write a knockout real estate listing. This isn’t as hard as it may sound as there is a certain way to go about it. By following a few simple guidelines you can make sure that your real estate listing will attract many potential buyers and have you sticking a ‘sold’ sign in the front yard in no time at all.

When potential buyers are browsing the real estate ads they are typically looking for the price of the home, the location of the home, and the number of bedrooms in the home. These three things are always a constant and will be the requirement to even warrant a look from the prospect. If your real estate listing is laid out incorrectly and these facts aren’t up front, or not included at all, your listing is likely to get overlooked more times than not.

The trick to selling you property is to pique the interest of potential buyers. You have to get them interested enough to call you so that they come take a closer look. Here is how you should lay out your real estate listing:

• Price and Location of the Home: These should always be listing first and foremost. There are many buyers that will only consider homes in a certain area and at a certain price rage. By listing these two factors first you can be sure that you are only getting calls from people who want to live in the area where your home is listed.

• Home Features: When listing the features of your home starts off with the number of bedrooms. Then you can go into a little bit of detail about such things as a den, a garage, a pool, etc. Mention any recent upgrades that you may have recently had done to the home. Avoid listing everything that you love about the home. Just because you think it is great that it is close to the schools, if a potential buyer doesn’t have children, they may view that point as a negative. Your real estate listing should simply get the potential buyer interested and make them want to call you to take a look at the property. Let them decide why your home is so great once they see it.

• Contact Information: This point seems blatantly obvious but it is often overlooked. When giving your information, give as much of it as possible. List more than one phone number if you have a land line and a cell phone and include your e-mail as well. The more chances you give someone to contact you the better. Be sure to include your name so that the potential buyer can ask for a person when calling. This makes the call warmer and will attract more phone calls.

A knockout real estate listing is one that simply gets the potential buyer excited. List all things that will make someone want to call and steer clear of the things that will make them want to avoid your home like the plague. Remember, don’t use your real estate listing to try to close the deal; just get them to call and come take a look at the home. Then you can focus on getting to the closing table.
